Real estate

The listings go out. It is the follow-up that does not get done.

Writing a property listing takes time and gets done. Going back to someone who viewed two weeks ago and did not reply takes less time and almost never gets done, because it is not on anyone’s list.

The property is published. Whoever viewed it and did not come back is still uncontacted.

Context

Where the information lives today

In an estate agency the information about a property is split between the record, the photo folder and what the agent knows by heart. And the information about people, who viewed what and when, lives on the phone of whoever did the viewing.

  • The property record, with the features the listing has to state
  • The photo folder, which holds the one that should be the cover and is not
  • The style the agency writes in, which sets its listings apart from the rest
  • Who viewed what and when, today scattered across conversations

Action

What starts happening on its own

You ask for the listing and you get it written in the agency’s tone, from the record and the photos, with the right highlights and a suggestion of the best photos for the cover. And you ask for follow-up on the people who viewed a property and did not reply, and you get reactivation messages personalised on the property each one saw, ready to review and send.

  • The listing text in the agency’s tone, from the record and the photos
  • The suggested cover photos, instead of the first one in the folder
  • The reactivation message for people who viewed and did not reply, property by property
  • The answer to "who viewed this property and did not come back?", when you ask

Who answers

Who answers when it gets something wrong

A listing with a wrong feature is the agency’s problem, so what the agent writes comes from the record and not from imagination, and the agent reviews before publishing. The messages to interested buyers also pass a person: whoever has the relationship still has it. And the data about who viewed is data about people, with the access rules written before the agent comes in.

  • The listing comes from the property record, and the agent reviews before publishing
  • Messages to interested buyers pass a person before going out
  • The data about interested buyers has written access rules

Two shapes

What comes off the ladder takes one of two shapes. We have built both.

  • Agent in the channel

The team already talks about the properties in one place. The agent comes in there, with access to the records and the folders, and answers in the same conversation.

  • Archive with an agent

The history of properties and viewings answers today’s questions. An archive with an agent on top makes it consultable in ordinary language.

Where it starts

Start with one format, the listing or the follow-up, and see what the record already gives with nobody rewriting it.
